Vacancy to Value, Powered by AI

Our agentic AI autonomously scans underused buildings to identify top reuse candidates. It blends zoning insight, capital structuring, and tenant strategy into shared-ownership assets that deliver stable returns and lasting civic value.

Reuse Strategy

The Problem

Most buildings will still stand in 2050, but trillions in civic value remain locked in unused space. Adaptive reuse is essential, yet it is challenging to scale due to zoning, capital, and tenant-related issues.

Key obstacles:

• Undervalued assets are difficult to source

• Zoning rules are complex and unclear

• Capital structures are inefficient

• Long-term tenant stability is often uncertain

Reusera’s Approach

Reusera transforms underutilized buildings into civic infrastructure, achieved through repeatable workflows and a modular strategy. Our AI platform integrates zoning, capital, and tenant structuring to ensure execution is scalable and returns are predictable.

Strategic Focus:

• Unlock institutional-quality income with repeatable modeling

• Support shared ownership and tenant stability across parcels

• Deliver civic impact and financial value at scale

We rely on an agentic AI framework that treats reuse not as a linear task but as a dynamic system. Reusera’s agents autonomously simulate zoning pathways, assemble capital stacks, and model tenant stability—removing friction across jurisdictions and accelerating deal flow.

Platform Capabilities

Platform Overview

Reusera is a modular AI-powered platform that makes adaptive reuse repeatable, investable, and execution-ready. It identifies top reuse candidates, then aligns zoning overlays, capital stacks, and operator pathways for scalable deployment.

Its multi-agent architecture enables autonomous planning across zoning, capital, and tenant workflows—so partners can focus on vision, not execution.

Core functions:

• Secure long-term, mission-aligned tenants

• Structure lease-to-own and equity models

• Deliver reliable income with social impact

Intelligence Stack

Reusera’s intelligence stack is built on agentic logic, where autonomous modules collaborate to support reuse projects from sourcing to delivery:
• Opportunity Discovery: Agents identify top reuse candidates from MLS, records, and off-market leads

• Zoning Insight: Agents decode overlays, entitlements, and civic-fit risks without manual prompting

• Capital Strategy: Agents build blended financing stacks tailored to reuse context, incorporating seller carry, tax credits, ESG funds, and layered equity

• Tenant Structuring: Agents align operators with co-investment and lease-to-own strategies based on local conditions and civic impact targets

• Execution Tools: Agents dynamically produce LOIs, pro formas, and civic-aligned investor documentation based on deal evolution

The Team

Reusera’s team combines fresh design thinking with real-world execution. With insights from recent graduates and a UC Berkeley architecture lead, they rethink reuse through agentic AI and spatial strategy. Their success with traditional projects and ownership-driven models, plus experience across Apple Park and civic health centers, positions them to scale civic infrastructure with both creativity and credibility.

Ankita Hemmady, BA in Arch

Co-Founder, Design & UX

Architect and civic designer, UC Berkeley graduate with expertise in building architecture, adaptive reuse, and public space design. Ankita has led civic and healthcare projects, including clinic conversions at CalClinics, where she co-led mission-aligned planning. She contributed to AI in the Real Estate Industry, an Amazon-published book on intelligent reuse. At Reusera, she leads platform UX and ownership pathways, shaping agentic, tenant-first workflows and public-facing environments grounded in architectural rigor.

Anuta Udyawar, BS in EECS

Co-Founder, Spatial & Reuse AI

Engineer and reuse investor with experience at Apple, Cisco, and Microsoft. Anuta co-founded CalClinics with Steve and Ankita, leading zoning analysis, entitlement planning, and spatial workflows for healthcare reuse projects. Her technical work has supported civic infrastructure across scale, including Apple Park and wellness systems at Cisco. At Reusera, she designs agentic reuse algorithms and zoning tools that autonomously convert underused buildings into scalable civic assets.

Steve Hemmady, MS in CE

Co-Founder, Strategy & Capital

Systems architect and real estate strategist with leadership roles at Apple, Cisco, and SAP, including contributions to Apple Park and Cisco Health Center. Steve co-founded CalClinics alongside Ankita and Anuta, repurposing underused buildings into healthcare infrastructure. He co-authored AI in the Real Estate Industry, an Amazon bestseller. Steve leads Reusera’s capital modeling, investor strategy, and platform vision—integrating agentic planning across deal structuring, tenant stability, and civic investment delivery.
